  City of Boise

The city of Boise is broken up into many, diverse areas.

Area 100--North Boise

This is the area of Boise with the most direct access to downtown and offers mostly older, historical homes. The north area of Boise is known for its mature trees and wonderful views of the Boise foothills. The homes in this area range from mansions on Harrison Boulevard to one bedroom starter homes and cottages. It has tons of character with prices to match. The average price of a North Boise (or northend as it is called locally) is $305,000.

Area 200-Northeast Boise

The Table Rock Cross watches over the Northeast area of Boise, offering a smaller, older neighborhood similar to that of North Boise, but also offering the Boise foothills consisting of homes ranging in age from one to 20 years. Some of the recreational features of this area are the Boise River Greenbelt and the Old Penitentiary. Warm Springs Avenue is a beautiful street with graceful mansions on each side with wide bike lanes and a solid canopy of trees. The homes here are heated in part with geothermal water. The average price of a Northeast Boise home is $386,000. Warm Springs Avenue itself which has many mansions over 100 years old, is considerably more.

Area 300-Southeast Boise

This much in demand area is close to one of Boise's largest employers, Micron Technologies, and consists of homes ranging in age from new construction to 20 years. This area is also home to Boise State University, Idaho's largest university. A few of the neighborhoods in this area sit along the Boise River and offer wonderful recreational opportunities. There are a couple of smaller shopping centers and an outlet mall. The average price of a Southeast Boise home is $300,000.

Area 400 -Central Boise

This area, also known as "The Bench," has excellent access to both the freeway and the Boise Municipal Airport. The residences in Central Boise are primarily older homes with some newer townhouses and single family developments. Central Boise boasts many beautiful parks and several smaller shopping centers. This is Boise's newest hot spot and some real estate agents are calling the Bench the next "north end." An average home price in the Bench is $172,000, which is the least expensive in Boise.

Area 500-South Central Boise

This area also has excellent access to the Boise Municipal Airport as well as to the freeway. The neighborhoods are very similar to Central Boise with the majority of the homes being built over 20 years ago. This area is expanding with new construction homes on the rise. The average home price is $242,000.

Area 550-Southwest Boise

If you are looking for an older home with a country feel and larger lot for your horses, this is a definite possibility. While driving through this area, you will be able to see horses, cows and llamas providing that small-town feel. From this area many of the homes have beautiful views of both the Boise Foothills and the Owyhee Mountain range. This area has also expanded to new construction with small to medium-sized lots. The average price is $221,000.

Area 600-650-West Boise

West Boise has many well-established residential neighborhoods ranging in age from one year to 30 plus years. This area also features wonderful mature trees and is easily accessible to Boise Towne Squqare Mall, Idaho's largest indoor shopping center. Homebuyers tend to get more square footage for their dollar the farther west in Boise they buy. The average price of a West Boise home is $196,000.

Area 700-750-Garden City

Garden City runs along the Boise River but it consists mostly of businesses and light industrial communities with the exception of several beautiful secluded neighborhoods located along the Boise River. This part of Boise includes the Idaho Fairgrounds and Hawks Memorial Stadium which is home to the Boise Hawks. Garden City got its name from the Chinese immigrants who planted lush vegetable gardens there in the 1920s. Garden City housing ranges from million-dollar homes to low-income homes. The average home price is $230,000.

Area 800-Northwest Boise

The Northwest area consists of a large number of newer developments as well as some well-established neighborhoods. One of the best features of this area is that the Boise Foothills are visible from almost anywhere. In fact, some of the developments are situated in the foothills and offer some of the city's best views. This is an area that is still horse-friendly including a riding arena at Hillside Park. Hidden Springs planned community is contained within the confines of Northwest Boise. Average home price is $291,000.
